Developers, Builders & Property Owners:Terra’s management team has experience in the entire development process, including site acquisition, master planning, governmental approvals and construction.  We can provide consultation on those issues most directly affecting your Florida project or we can take a more active role, acting as the project management arm of your company.  At all times throughout this process we work closely with you to ensure your needs and expectations are being realized.

    Terra can assist you in performing due diligence prior to site acquisition, create budgets specific to your project, and develop a financial model based on assumptions you provide to determine project feasibility.  Terra can assist in your selection of project professionals such as planners, civil, geotechnical and traffic engineers.  We will manage those professionals on your behalf to ensure that your project is properly permitted and approved. 

   When it comes time to move forward with construction, Terra will develop your project RFP (Request for Proposal), competitively bid construction of your project and assist in your selection of a contractor.  Finally, we can supply appropriate project management services to ensure that all aspects of the project come together seamlessly and that the end result is consistent with the construction plans you approved and your project vision.

Lenders:

Terra can assist lenders by assessing new loan requests, by monitoring construction after loan approval, or by consulting on “workouts” of previously financed properties.  Our management team can provide your staff with “hands on” development knowledge and experience that may not otherwise be available within your organization.  If you need information for dependable decision making, let Terra fill in the blanks.   

    For workouts we can assess the property and its improvements to determine their current condition, what needs to be completed, how to prevent further deterioration, and then manage future maintenance and care. Since a large part of your land’s value is derived from the use for which it is approved, we can review the property’s entitlements to determine what, if any, actions are necessary to keep permits and approvals in place or bring the property into compliance. If a project has ongoing operations, we can oversee those activities on your behalf and assist in the property’s disposition.

Investors & Land Owners:
The current real estate market can present many problems but it can also provide many opportunities.  Terra can assist investors with placement of capital by identifying willing sellers and targets for acquisition.  As part of these services, Terra can perform due diligence prior to closing and prepare financial models based on the property’s intended future use.  We can build value for both investors as well as land owners by managing your property and entitling it for future development.
